Norderstedt is so ugly, Langenhorn Fuhlsbüttel too, Duvenstedt unaffordable. I wouldn’t give up Kiel’s quality of life for something like that. If it has to be closer to Hamburg, then Lübeck. 30 min A1 to Hamburg. A RE to Ham every 30 min, with about 30 min travel time, affordable, nice, with a beach in Travemünde, with atmosphere in the city, with Dräger, O and K, Schwartau, among others, as employers. K

That any service not contractually agreed upon costs money. Is rather low budget

Norderstedt is mainly a traffic disaster, they seem to be planning the traffic infarction for a long time. Langenhorn is almost as unaffordable as Duvenstedt. And for all mentioned you almost have to calculate 400k€ just for the land.

If you tend between Kiel and Hamburg, I would stay on the A7 and aim for Bönningstedt, Hasloh, Quickborn, Henstedt-Ulzburg and Bad Bramstedt. AKN or partly S-Bahn connections are still available there, but you can cover both sides job-wise and possibly manage with 400k€. Or to the villages just behind Norderstedt/Duvenstedt. Tangstedt, Nahe, etc. Otherwise, there are also plenty of people who commute from Kiel to Hamburg...

So I still don't understand anything regarding the first sentence in connection with Town & Country... and low budget is 1. not necessarily bad and 2. what you need if you want to build in areas with expensive land and don't have correspondingly high equity or income.
