Yes, but with t%c you are bringing in a risk. Those who build with this provider will already have tight financing and could get even more stress.

Well, there are certainly different opinions... so far all calculations have been fitting or even so generous that it gave us an additional buffer for the exterior area and the like... I don’t see where Town & Country poses a higher financial risk than other GCs or an architect-designed house. With any type of construction, you have to read what is in the contract and clarify what the items not mentioned there will still cost. If your calculations are too tight, you can also get into trouble with any type.

You must be joking. An architect house or [GU] are higher priced, have higher margins, and are more willing to negotiate. An Audi and Opel both have 4 tires and an engine yet different prices.

Because the subcontractors are partly selected regionally, and their prices vary, for example, along a north-south gradient.

Why does no one look to the south of Hamburg?
We have good and nice living here, no flooding, no long way to the coast.
Supermarkets and schools are also available.
We built on leasehold 5 years ago - okay, it’s not for everyone, but our villa cost 250 AI. For that, we pay 230€/month for the land (and no, we don’t have to ask anyone if we want to do something on the property, it’s ours...!)
You can accordingly calculate how much a plot costs here. There are also plots that cost twice as much 5 km further because the place name is different, but it is cheaper than Wedel or Oststeinbek in any case.

I am well aware that not everything has the same price... I never claimed that... I just don't see why working with Town & Country should be riskier than building in another way. My experience so far rather gives the impression that Town & Country mainly has a bad reputation among those who have not built with it and have not considered/done so.

We built in Moorrege, which belongs to the Pinneberg district. We built with Kagebau (solid construction, stone on stone) from Hohenlockstedt and we would do it again.
