Only the converted ground floor would initially be about 80 m2 if you plan the upper floor as development potential. If I calculate 2000€ per m2 of living space due to the unconverted upper floor (which still causes costs), I end up with 2000€ times 80 at 160,000€, with additional construction costs about 180,000€. I can finance that.

If you leave a house half empty, it's better to build smaller right away and move when more space is needed. Otherwise, yes, that works.

I only know the dog as the best contact maker, both for apartments and for properties. With explicitly guard dog breeds, this effect probably works less well.

I currently live alone, but that may change in the next 10 to 15 years, and then adding an extension to a bungalow or switching it seems difficult to me, because when a house is for sale here in town (my hometown), they are usually completely overpriced due to the land. That's why I thought building a one-and-a-half-story house and only finishing the ground floor now to be able to finish the upper floor in 10-15 years would be better than adding an extension in 10-15 years.

Maybe this will help you. I am currently building a two-family house together with my brother with (at least for this forum) an extremely high amount of own labor. Before Christmas, the screed will be installed. Once the screed is in, we are at about 1350€ per m2. The living space is 250 sqm because there are two apartments, but also more installation needed. Of course, there is only one roof, foundation slab, etc.
Own labor:
-Roofing, roof insulation, vapor barrier and later also attic ceiling and knee wall with drywall
-Electrical work completely
-Earthworks
-Roller shutter installation
-Insulation under screed
-Horizontal sealing of the foundation slab
-Garage (I had one left over) self-assembled
-Wood substructures for tinsmith work (loggia roof)
-Countless preparatory works for the trades
The incidental construction costs come on top with 160€ per m2.
So we are now already over 1500€ per m2 including incidental construction costs with above-average (for this forum) own labor.

Then I hope for you that your lucky streak continues and the property is not garden land and therefore not buildable. Yes, with that you can certainly build a wonderful house. Keep us informed when you know more or when the consultation appointment at the bank has taken place. The kitchen comes at the end, not at the beginning!

Does your house have special extras? Like very large window areas? A loggia costs quite a bit, right? At my parents' house, the sealing alone cost over 10K because the loggia became leaky. But respect, I don't think I could carry out that much self-performed work.
