Of course, you can build a house for 900 euros per sqm. Even comfortably and with some luxury. You just have to do it the right way.

Where there’s a will, there’s a way, and it also depends a bit on your personal skills.

Materials aren’t that expensive, you just have to know where to get them cheaply. Today you can learn everything yourself.
You don’t even need a mason; apart from the first row, everything is glued, it’s like Lego for adults.

And with all the systems, building is easier than ever. You just have to plan accordingly how you build to make it cost-effective.
You can already buy measured windows and plan your window openings accordingly.

You can take second-choice Poroton bricks. Tiles are available cheaply. You buy doors and sanitary ware in Poland. Nowadays, you can buy them online and they even deliver to Germany. The roof has to be done by professionals. I had roofers from Poland, and I bought the tiles at Jacobi in Langenzenn directly from the factory. But I also covered 500 sqm of roof areas with engobed beaver tail tiles.

Always check out hardware stores and building material dealers and buy special lots. Watch auctions and buy from insolvencies. That’s going quite well right now.

As is known here, I bought my kitchen for 2500 euros that was priced at 50,000 euros in the kitchen studio. A bit of luxury has to be there.

My objection also refers to that. The average earner can still buy/build a good house. But not with the expectations of recent years. Construction costs in relation to income are still very low (historically looking at the last 45 years). Then I specifically question the 900€ and want to say: no, that doesn't work. At least not all in.

You should consider that you still have to buy the property and you probably won't get a loan for materials and "specialized personnel." It's DIY, and that's passion. My neighbor did it the same way: with Ytong. In the 5th year of tiling the cladding, he became permanently ill. The house was only completed after a very cheap sale. I was told that the bathroom consisted entirely of leftover parts.

Hello community,

sorry for getting back to you only 3 months later. I recently got back in touch with the builder and he told me that he himself works as a mason and has friends in the various trades, so although everything was done by professionals, he had very low labor costs and practically only had to pay for materials. My question is: Do you think it is possible to build such a house with own work on flooring and painting for €1,700 per m2 of living space?

Yes, if you build the house completely with your own labor. However, you have to factor in your lifetime, broken friendships/marriage, injuries and accidents, and of course the loss of income. You just need your time for it.
Oh yes, you also need "stamp guys," because various trades require a master craftsman - for example, external thermal insulation composite systems (ETICS) are prohibited as own labor. Water pipes are also not allowed for you. Etc.
And finally, you of course also need enough money. Because such a project is only possible with 100% equity. A bank won't finance that.
