But you still have to build it. And prepare everything for the expansion (electricity, water/sewage, heating). And pay for it too. P.S. The upper floor won't get better over the years if, for example, it is not heated at all. Maybe you can start a mold farm if you’re lucky. No. A property has to fit the life situation. “For life” is as outdated as “job for life.” Comparable to a car. If a convertible is enough now, I buy a Multivan for the future, but forego any equipment because I actually don’t have money for it.

The small bay window was simply due to the building windows / plot. Of course not ideal financially. The entire exposed concrete construction of terrace, balcony and roofing, including sealing and house connection, must have already cost around 30-35k. But there was also some DIY work involved.

This is a good, mostly overlooked argument: space reserve vacancy is an idea from times when minimum ventilation could almost solely be ensured through leakages.

Hello community,

In December 24, I contacted an architect in the region here and discussed my wishes and planned equipment with him and whether he considers this construction price realistic. He gave me various (creative) suggestions for cost savings and now we have planned a bungalow with a 22-degree pitched gable roof and personal contributions in: dry screed, floor coverings, interior plaster, windows and front door, interior doors, bathroom and also bathroom fittings, and an infrared heating system. The bungalow will have about 85 m2 of living space, which is why, according to the architect's calculation, a heat pump would never pay off because the heating demand is too low and I can install the infrared heating electrically and still achieve the necessary efficiency values. The planned construction costs are now 1700€ per m2 and with additional construction costs then at 160-165,000€, unfortunately, I have to buy the plot from my grandparents, although significantly below market value because otherwise the other grandchildren would have demanded once to receive the market value of the plot, which is why another 40,000€ was added (value 130,000€). I calculate costs for outdoor facilities now with a lot of personal contribution and plot price at 85 m2 living space with 220,000€. Construction started one month ago and soon everything will take shape.
