Is it possible to adjust KfW funding from 55 to 40?

Hello everyone,

we are building with a property developer. A KfW55 house was planned. We already have corresponding financing of 120,000 euros from the KfW bank. The house is now planned and we have received the energy certificate. Heating + domestic hot water via a heat pump (Arotherm Plus).
A photovoltaic system with about 6.3 kWp will be installed on the roof, which was included in the thermal insulation verification. There is no ventilation system.

The final energy demand according to the certificate is 7.4 kWh and the primary energy demand 13.3 kWh.

According to my understanding, I am therefore below 55% and also below 40%. That means I am at a KfW40 house, or am I wrong?!
The KfW bank is only interested later in the classification according to the energy consultant, right? The repayment subsidy for a KfW40 house should then be due to me?

The repayment grant is available to you if you have applied for KfW 40 and actually achieve it. If you have applied for KfW 55 and achieve KfW 40, you will still only receive the 55 funding. (The reverse is possible, however, meaning if you apply for KfW 40 but only build KfW 55, you will receive the funding for the latter.)

Yep, if you build better than planned or applied for, then you're out of luck. If you build worse, then you get the lower funding. If you now want the better funding, you would have to give up the previous loan and apply again. But your bank has to cooperate with that. Ours did not cooperate.

It's very unfortunate that there is so little flexibility upwards.

But as a final tip to prospective homeowners: Better to apply for KfW40 and possibly get KfW55 later than the other way around!

That's exactly how we did it. The hint came from the energy consultant.

You would also have to meet the specified values concerning the reference house. The details are missing. 40% primary energy, 55% transmission heat loss. Maybe it will console you if you did not achieve it after all...
