If you buy the land without freeing yourself from the obligation to the architect - the real estate transfer tax is waived on both the land and house portions. See ECJ, judgment of 27.11.2008, C - 156/08.
According to this judgment *"a separate treatment and thus tax only on the land _only_ applies if the new owner himself looks for a suitable construction company and there is no connection to the seller of the land."

"For me" it is different. So the architect creates the plans up to the working drawings and subsequently also suggests the craftsmen or, alternatively, builds at a fixed price with a fixed team of craftsmen.
hm, I wouldn't necessarily interpret "building with the architect bauen" as "award of the construction services," but rather just as "but this and that architect must plan"?

The architect calls for tenders for the various construction services or obtains offers from different construction companies. Then it is decided which company will be awarded the contract. Mainly, companies with which good experiences have already been made are contacted. So the statements of the architect. We will most likely opt out anyway and build with our preferred construction company.
