Try first to find a realistic value for your house. Either by looking for comparable houses on Immoscout and similar sites and/or by getting an appraisal from a real estate agent. They usually offer this service for free. Then you have to see how much your desired plot of land costs and whether any are available at all. Only after you know these numbers can you calculate properly.

we would then move somewhat more rural. So do you believe that even if we find a plot of land for 100,000 euros, the house would easily cost over 300,000 with a garage? So with garage and landscaping around 500,000? then we would rather discard the plan...

Your property is small, but recently several end-of-terrace houses in the neighborhood have been extended. Mostly about 4x4m. If you attach it to the living room, maybe with a sliding door, you can also use the office as an extension of the living area - when you don't have to work. So if you like your house, this is certainly the easier financial solution and only slightly delays the time when "everything is paid off and there is enough money for holidays etc."

I do not consider the 500,000 EUR as total investment exaggerated in any case, even in a very rural area with low land prices. It really goes quickly, especially if no own contribution is planned.

I would look at how it works best in the current existing building. Possibly a small office corner in the bedroom or living room if possible? As long as the sight doesn't bother someone, that might be an acceptable solution. What do you think it feels like to not be dependent on working full-time but still have a lot of money left over because you don't have to pay any installments. Personally, I would see how to arrange this in the current house. But I also don't have the claim to live in a new building where everything has to be perfect.

Or, since the roof has to be done anyway, simply add a floor at the same time.
