Is house construction financing possible? - Fully paid-off house

So building an extension is not possible, as the plot is really not that big.
So if I understand correctly, with a plot costing 60,000 euros and a house, including all costs, i.e. ancillary building costs, outdoor facilities, garage without a basement, I can expect a total expenditure of at least 450,000 euros or rather 500,000 euros with little/no personal contribution, correct? That would be 250,000 euros more than we paid for all the renovations on the current house.
And then without a basement... I think it wouldn't be worth it for us after all. Or have I overlooked something and it can be done cheaper after all?

According to unanimous opinion here in the forum, it will probably not get significantly cheaper. However, that does not necessarily work against you, because your house may be worth more than you currently believe.

Ok. And should I have a real estate agent determine that for free?

Exactly. Sensibly, I would even talk to two or three real estate agents (they can also be the large national ones) to validate the results.

I just quickly checked comparable properties in Bad Honnef on Immoscout. Similar houses are being offered for €250,000-275,000, but they need renovation. So there might still be room for improvement with yours. I don’t know where you want to move, but for example, there is even a single-family house from the developer for €389,000 (Scout ID 120557266).
