I also see the greatest potential here in the roof. It is quite possible that you can create a small office with 1-2 dormers, which can later become a guest room when the children have moved out. If the roof still needs to be done anyway, I would do it that way. Because building a new house just for an office... that's a lot of money, the effort, the stress.... no, I wouldn't do that.

I quickly looked up comparable properties in Bad Honnef on Immoscout. Similar houses are offered for 250,000-275,000€, but they are in need of renovation. So there might still be some room for improvement with your property. I don’t know where you want to move, but for example, there is even a single-family house from a developer for 389,000€ (Scout ID 120557266).

There are supposed to be people who have to work concentrated for several hours at a stretch or have appointments where they cannot be browsing forums all the time on the side. He had replied twice in between and just didn’t address it but mentioned the costs of the new building twice, hence my objection.

That is exactly what the above linked quite extensive list is for. That the costs might not match the exact euro amount is probably acceptable at first, but it provides a good overview of what else (if applicable) must still be paid in addition to the house price.
