So I am really reading nothing but good ideas here on how to still solve that in the lovingly renovated home. But the "in house" solution is probably not an option for you. I would not worry financially about the new build (equity from house sale, moderate land prices, and secure income) I am, however, not part of the "Better the Porsche in front of the block than the Escort in front of the single-family home" faction.

Calculate a few thousand more for the [Aufmusterung] at the developer. Different flooring costs 5k more, a different bathroom 3-4k more, larger electrical installation or even [Smart Home]? The kitchen is calculated with 10K but that’s tight too, more like 15-20k or just Ikea (which are really great!!!!). Nevertheless, your equity is solid!! If I had land prices like that, I would also prefer to build. Land prices here are 600-900€ / sqm...

nonsense to sell the house. you are debt-free in 2023! If the 2nd child falls through, that's great. I don't have HO space either. I need a table, laptop, mouse and coffee!

I can also do that in the bedroom in the small nook
