For 1.5 (or even less) salaries? So we’re simply talking about roughly 8k household net income. Let me ask around: In which region of Germany is that supposedly not a good income? We could pay a 4k installment and still have 4k “to live on.” Some people really have some ideas here… That is just the reality currently. It has nothing to do with envy, but is a sober observation. Incidentally, the OP did ask exactly that: Is the plan realistic? My answer to that is that he belongs at least in many regions of Germany right now to the only target group for a new build. If one of the 3 mentioned components fails, the dream bursts.

Yes, we did the same back then. I am already looking forward to paying everything off in a maximum of 7-10 years. Then we will both still be under 50 years old and can save well for retirement while living relaxed and without pressure at the same time. We could certainly have built something for over €500,000 back then, but including the land, we only spent €360,000. Today, that's impossible for us in Bavaria, but back then (2015/16) it was doable. With about €120K of own capital invested, only a loan of about €240K was necessary. If we had taken out €200K more now, it would probably still be comfortable enough for many, but I much prefer it this way.

We also did it twice that way. First house was an affordable used detached house, then 10 years ago. In 5 years we will be done with the financing if all goes well. The only downside is the leasehold. But even with that, we are lower over 30 years than a financing and it was deliberately chosen. With the leasehold, we are now at monthly obligations equivalent to a 2-room rental apartment.

I also don’t think it’s envy, because these are just facts.
If you don’t have an inheritance, with an average income you actually can’t afford your own home today without going into extreme debt for the rest of your life. The state doesn’t really want the native population to own property anyway.
Today you can even read in the press that a mandatory renovation obligation for every homeowner is coming soon. For people who do own a home but can’t afford it, this will mean the end (expropriation through the back door).
But by now we are even at the point where the native population is being driven out of their apartments (Lörrach, Berlin, etc.)

But a home of one's own, yes, but rather a [ETW] than a single-family house. Which is also more sensible from an economic perspective.
