You hopefully know that Mrs. Merkel is the main culprit because she let it happen that we became dependent on Russian gas! And still: Even if, the war is not an excuse for me, because we are not forced to enforce sanctions. There are countries all over the world with human rights violations that attack other countries (like e.g. Saudi Arabia) and we even trade with these countries instead of sanctioning them.

I would say, with the equity and a bit less demands (the project should also easily be possible for less than 900T), owning a home should definitely work out. And if so, then now, because it won't get any cheaper.

The numbers all seem to fit. The expense side looks high, but if money for vacation, additional housing costs, possibly 2 cars, and daycare fees have already been included, then it could still be within the normal range. I would approach the project like this. Maybe reduce the house size a bit to save costs.

: We are currently in the final stages of building our house and I’m trying to share my experiences. There are some things I would have done differently with our project and maybe these points will inspire some reconsideration:

[*]In the future, we would have as much as possible done directly through the general contractor (GU). Especially things like floors, painting work, and outdoor facilities come to mind here. We arranged these trades ourselves and had a lot of effort for the selection (e.g. obtaining and comparing offers, selecting potential companies, etc.) and coordination. Additionally, in total, we paid roughly the same as the original offer from the GU for these trades.
[*]I think €25,000 for the outdoor facilities is too little. Especially if you include terrace, driveway, front yard, etc., and I’m not even talking about the Federal Garden Show... I was surprised myself at the costs a garden landscaper charges. Depending on your craftsmanship skills and leisure time, of course you can do the lawn yourself.

For better feedback, of course, more details of the cost planning would be interesting. For example, it is not at all clear what is included in the €550K.
