Is construction financing realistic?

Well, if you use the widely popular €1,500/m² here, it fits for 130 m², right?

But he hasn't mentioned floor and wall coverings yet, except those included in the other items.

That's right, Backbone, I had only estimated incorrectly before. But Hang would probably incur additional costs... personally, I would expect a bit more since a) the budget is available b) extras always tend to exceed the limits

So painting and wallpapering work we do ourselves with the family. They are all very skilled in that. As far as the floor coverings are concerned, we would also do the rooms that are not on the upper floor ourselves. I have not included the costs for that in the 350,000€. We also have some equity left over which we have not included in the 110,000€.

It would just be important to know whether I can have the house built including the basement and the plot for the 350,000€. If then another 10,000€ more is spent on floors and walls, that is not so bad... It just should not get completely out of hand!

I have already heard a bit about this in a thread, but sometimes I wonder whether the values given here are all a bit exaggerated. I have now asked a total of 8 people in my circle of friends and acquaintances who have built houses, and NONE of them went over €300,000. And that means completely... so for the house, the plot, and additional building costs (garage of course included as well). And they all have houses with living areas between 125m² and 160m²... sometimes with and sometimes without a basement... and plots from 300m² to 700m². The varying personal contributions from €10,000 to €75,000 are also already included. Somehow I don’t understand these big differences. Of course, the expectations are also very different, but I am firmly convinced that you can get a very large and high-quality house with a suitable plot for €350,000. My limit is €280,000 for everything completely, and looking around me, that should definitely be feasible. Since I started reading here, I have seriously doubted whether I would be able to become a homeowner with the budget at all, but after the many conversations I have had recently, I am much more optimistic about it.

That is very regionally different. For example, here with us in Freiburg. There you won’t get a plot of land at the city outskirts for less than €450/m². €700 is not uncommon either. So it’s a very simple calculation: 300 sqm x €450 = €135,000 undeveloped. Ancillary building costs another €30,000. Then you’re at €165,000 and haven’t even laid a stone yet. If you now need another €280,000 for a 130 sqm living space house with a basement, which is also realistic, then you’re over €400,000... and you still don’t have a garage...

Of course, it varies by region... and as I’ve heard, Bavaria is very expensive anyway. But if I look at our region, in the very good areas you sometimes pay 200€/sqm. In the very rural areas here, there are plots of land for 95€/sqm. You get 450sqm for 45,000€. And the property tax is already included in that.
