Is construction financing realistic?

to be honest: i don’t understand the concerns here. equity is available, income is just right....loan amount is not excessive. if there are already concerns here, then 75% of all construction projects would be a las vegas financing as long as the OP has no significant additional burdens (car loan or something)...why should that be uncertain?

No one is saying that a construction loan is not feasible, quite the opposite. It was only considered whether the house fits the budget.

So except for a photovoltaic loan that pays for itself very well, there are no obligations.

Where?? So far I haven't found anything within the Frankfurt area for less than €450/m2 (Offenbach Unter den Linden - so flight path). According to various providers from the model house exhibition in Bad Vilbel, you can then count on about €250,000 more for the 150sqm little house without a basement and additional costs.

Hello danose,

I don't want to discourage anyone with the numbers I posted above. But this is our complete scope including fees, kitchen, taxes, insurance, etc. and you will see you get invoices from authorities and offices that you didn't even know existed.

We also visited the developer.. semi-detached house with basement (turnkey) approx. 250,000 €. In addition, there are the land and ancillary construction costs... as you can see, the 320,000 € are already calculated quite tightly, even if your plot is really that cheap. And here in the Rhein Neckar area, building is not really cheaper than in FFM.
