Is building a semi-detached house sensible despite low equity with a long loan term?

Please don’t forget the ancillary costs and reserves either. You don’t have an owner in between now. It will certainly be 400-500€ per month.

Yes, I have included the ancillary house costs for the house with 500 euros in addition to the installment and our monthly fixed costs (disability insurance from us, private health insurance, proportional car insurance, mobile phone contracts, etc.) in our calculation. I was diligently calculating today and played through our financial situation with different scenarios and salary combinations.

Daycare is a good point, I will also take a look at that and include it.

I am at a loss for words.... there is not a single reason why you couldn't afford it. You earn very well, and in your house presentation you are "modest"... When building a house, you should plan enough buffer, if possible 10-20% of the total amount. We can return 15% at our Kreissparkasse without a non-acceptance fee (just a tip for the negotiations). Is the gross price the same for the house?

What exactly doesn’t fit, or what are these statements/assumptions based on?

Net income 5,500 euros, salary tendentially rising quickly to 6,200 euros, 60,000 euros equity? Family labor possible.

Why is a kitchen missing? Maybe that is the case, but why isn’t that questioned, but just assumed? Likewise furniture?

Why should the house be too cheap?? Have you questioned the costs and reviewed the cost breakdown, the contract for work or the construction performance description?

I always wonder why no one says, this is too expensive for me, I would do it such and such, we would not want to spend 45% on housing, but instead it’s acted as if it has to be like it is for me and must be like this for others as well or must be that way or is that way there.

Why is it not considered individually and above all, before I evaluate and judge, why don’t I get individual information?

Personally, I would neither allow myself nor could I evaluate and assess the situation based on this little information.

1) Are there any loan liabilities?
2) Is the kitchen included in the construction costs?
3) What does the desired interest rate and repayment rate look like?
4) Is the family planning completed?

Measures that can refute the general statements of some here for you and give you security:

A) Create a household budget, establish/question/determine household costs
B) Have construction costs and the construction description/the contract for work reviewed by a construction expert/civil engineer for price and completeness of services
C) Have a financing plan created by an independent financing broker. This person should (and will) appraise the property for what it will be worth after completion.
