Um, yes. I messed up there. Of course, contrary to the list, I did not include the lawn edging stones/L-stones nor the paving for paths and carport in the price... According to my Excel list, another 2,200 euros will be added.


Yes, tiles are standard in the hall and kitchen. It is actually a credit which was offset against the additional costs for the overall flooring. We want vinyl instead of carpet/laminate in the living rooms; additionally vinyl instead of tiles in the hall and kitchen. The latter brings savings of about 1,300 euros, the former is an additional cost. The difference between the extra cost for vinyl and the tile credit is 260 euros.


We would like to put Enocean actuators on the roller shutters here and then control the shutters centrally per floor and across floors. It is not yet on the list because we are still unsure how best to implement this. Actuators and switches have already been selected (especially the switches fit into our chosen Gira switch program), but since the final price is still missing, it is not on the list. We currently estimate slightly under 1,000 euros.


Floor coverings for the living rooms, windows (including painting), and doors are already included. Tiles for the bathrooms are still missing; for the stairs we simply have to see what options are available. But we have already calculated a buffer for this. It will still be about 1.5 years before the house is at a stage where the stairs have to be installed (possible construction start is currently spring 2020).

So on the topic of financing, I don't want to say much or Max will go off again here. With such a huge sum, you have to think about it carefully because a lot can happen in 30 years, both positive and negative. And "simply" selling when it no longer fits is in most cases not possible without taking a loss. Because you usually sell out of necessity and then don't have 2 years to find the best offer and also don't have the money to upgrade or renovate the place again, etc. I've already seen quite a few kamikaze pilots around here.

On the topic of the kitchen, I can only recommend NOT going to the kitchen professional with the sum of 15000 to 20000 euros in mind. When they hear the word house, they'll try to sell you everything. From plate warmers to wine coolers. Absolute nonsense, unless you're running a restaurant. If money is already tight (as someone already mentioned, a build usually ends up 10 - 20% more expensive) you should stick to sufficient size, nice appearance, and mid-range appliances. Everything else is only advantageous for the seller. It doesn't have to be a stone countertop, wood works too.

Don't let yourself be influenced by things others have or build. You have to like it and be able to afford it. Who even needs a smart home.

I see it similarly regarding the equipment, it has to be individually suitable. However, Max won’t start again; I think the admin rightly has already spoken his "word of power," and there will be bans if the proper form is not maintained.
