Is building a semi-detached house sensible despite low equity with a long loan term?

I would get an offer from All....z. Special promotion KfW loan with 0.65%, and with a 20-year term - with possible collateral of €100k - <1.20% is possible....

It is becoming increasingly clear that we have calculated very conservatively. We now have significantly more equity available than originally calculated, which gives us a really very generous buffer. The adjusted BAFA subsidy for heat pumps also brings a good five-figure amount back into our cash flow.
