Is a turnkey wooden house possible under €300,000?

Hello.

We intend to buy a plot of land in the district of Lüchow-Dannenberg and build a wooden house on it. As usual, I have scoured the internet for various construction companies, but I am lost in the jungle of different stages of completion, various definitions of turnkey, and so on.

The companies I have called so far generally do not build turnkey. However, the experience of these companies indicates that after all trades, the cost comes to about €2500 per square meter. (that would be turnkey) Does anyone know of a house building company that builds cheaper? Ideally even one from Lower Saxony? We do not need much frills to be happy. So I can easily do without electric shutters, underfloor heating, freestanding bathtub, etc.

It would be great to have a gallery overlooking the living room, lots of glass, and a fireplace/stove.

There should be at least three bedrooms and a living room.

120 square meters would be enough, but more would be preferable.

Does anyone have an idea?

In general, it is definitely still possible to build 120m² turnkey for under €300,000. Of course, not everything is possible, but I think you are clear about that. The problem for you will be that 3 bedrooms + gallery + bright, airy living space will be very, very difficult to fit into the area. Here you will need quite a bit more space, which will quickly drive up the price.

You should give up on the gallery, then something reasonable can be planned with 120-130m².

That is already very expensive frills. That will sink your planning right away. It should very well work without it.

Take a look at the website of Dammann Haus, I think the prices are very transparent there and it should be possible.

Sorry to have to tell you this, but reality and desire are so far apart that I don't even have words for it.

The only thing that fits the amount is the 120 sqm including fireplace with a normal pattern including incidental construction costs without outdoor facilities & without inventory.

With what you have in mind, you’ll easily be at €2500 per sqm, if not a little more.

The log house Alaska by LéonWood could meet your criteria, 220,000 euros plus additional construction costs and foundation were quoted to me the year before last, floor area 120 m2. The gallery could be separated to create a third room.
