Is a turnkey wooden house possible under €300,000?

Draw to scale two floor plans for comparison. Once, for example, 130 m² living area without a gallery, once 130 m² with a gallery, each with the desired 3 bedrooms. For the same living area, you need significantly more house dimensions and cubature with a gallery. You determine the enclosed volume in m³ by multiplying the external dimensions * ceiling height, for example 2.60 m per floor, and multiply the calculated volume by something around 400 €/m³. The difference between the building volume with/without gallery for the same living area tells you where the additional costs go with the same benefit.

In addition to the above point, which is exactly the biggest cost driver, thanks , there is:

- planning is more expensive
- the statics may be more complex
- consequently, the execution is also more expensive
- the increased window areas are much more expensive. Possibly with special glazing
- the windows need shading with blinds. Or will you use roller shutters for this?
- a fall protection is required
- the staircase may be more complex, e.g., flat steel staircase
- not only is living space missing, usable space is also missing. Do you want to compensate that with a basement?
- specially insulated doors due to noise transmission from below
- etc.

and it ends somewhere with lighting that is not standard Ikea 08/15.

Not to mention the additional heating costs.

...and it can gladly go on like this.
