Is a turnkey wooden house possible under €300,000?

Hello Komysch, If you mean a log house by "wood", then you should rather expect around 2500 €/sqm for a turnkey house, without special requests. If timber frame construction is acceptable, then 2000€ might be possible - however, with the special requests it could be tight. was this price really meant for the turnkey house? Our offers at Leonwood were always above 2000€ (more towards 2300).

First of all, many thanks for your numerous answers.

I already suspected that the desire for a gallery would be a sticking point here. Since I have never built a house before, the question arises as to why a house with a gallery has to be so much more expensive than one without? I understand that the entire house has to be built somewhat larger, but fewer ceilings and walls have to be built inside. The dreamer in me somehow hoped that this would balance out somehow. Apparently, it does not.

Does anyone have experience with how much additional costs a gallery entails compared to a house without a gallery in terms of the price per square meter?

Does anyone perhaps have an actual empirical value?

Considering the fact that we do not place great value on large bedrooms or a huge bathroom, I think that 3 bedrooms, plus living room plus gallery can certainly be realized in a 130 square meter house. Whether this is feasible in terms of price is, of course, another matter.

And just briefly between us... for me this topic, as I have apparently impressively proven, is absolute terra incognita. Please forgive my naivety in view of the green spots behind my ears. It is always amazing to see how some people rave in internet forums... Yes, some even lack words

What is astonishing about that? People spend days researching electronics, and for construction projects costing hundreds of thousands, one should at least exercise the same level of care and show up with at least basic knowledge somewhere. You have already received a price trend; what don’t you like about it? Oh right, you have no big demands except for a gallery, so the price can’t be right.

What is astonishing is not your profound knowledge and my naivety, but the matter-of-fact way you talk down to strangers even though they have only expressed a wish (not an unassailable construction project) and asked for an assessment. Would you like to briefly tell us what you know about the additional costs of a gallery? I’m all ears.

What you should consider with a gallery is that it is noisy and you simply pay a lot of money without having any added room value. I suspect that it is so expensive because the statics have to be calculated specially and it is therefore built differently. It's nice, yes, but if I look at our 120 sqm house, we would have 2 small rooms and a gallery upstairs instead of 3 rooms. And none of them are huge. So you would need more sqm.
