Install a technical room in the garage? Is this possible?

All right, thank you very much! For me, both variants have their charm. Ideally, the staircase should be designed all the way to the top, no floor hatch, we might still be able to use the room well, but it doesn't have priority for now. I think it will also somewhat depend on the price. We actually need the outdoor space, whatever it will look like, for bikes and stuff that accumulates. Because of its size, I can well imagine these things being in the technical room.

Basically, I was concerned about whether it is allowed to do it this way and what "dangers" come with it.

Rather negligible, the technology isn’t that heavy after all. I just prefer when the structural engineer takes a look.


About €1,000.00 including installation per double casement window; alternatively, connect the room to the ventilation system. Or windows in the gable walls; these don’t require shutters, so the OP could manage with €600/700. It depends on what is planned for the remaining area.


Maybe €200/250.00


The OP currently has a landing staircase drawn in; I’m sure that if he knows the costs, he will decide differently. If, for example, a quarter-turn staircase is installed to the attic, the additional costs would be in the range of €3,000 to €3,500, including the living space door and drywall work. The advantage of this variant is that the already existing area can be gradually developed into living space.

I always recommend – if there is enough usable space in the attic – to include all necessary preliminary work in the contract. The final conversion can be done later by any homeowner; it’s not rocket science.


Do not occur. Only if the room is to be finished later. The jump between equipment sizes is manageable.

Assuming the room measures 4.00 x 2.5 m, building this room costs about €8,000 in Thuringia; insulated, another €2,500. Now you can clearly see which option offers the most benefit and is thus economically viable in the end.


This makes you predestined, as a mod for the financing section, to invest lots of private time.

Interesting. This shows how much a layman can misjudge the costs here. My estimate would have been between 10 - 15´.



Thanks for the compliment. That would only worsen my time management even more. Interestingly, my last approx. 100 posts were all outside the financing section, as all the discussions there have taken away my enthusiasm for writing. (So now I am stirring up other forum sections with "unqualified remarks" .)

To answer once again in a layman's way (instead of as a construction expert): Moisture rises upwards. If the attic is converted, a vapor barrier will have been installed on the rafters. This means the moist air can no longer escape = risk of mold. Ventilation provides relief. Windows for regular opening should be sufficient – if they are opened regularly.

That is of course generally true. Specifically, however, I am not aware that a boiler under the roof (within the insulated area) requires ventilation. At least I haven't ...
