Install a technical room in the garage? Is this possible?

The garage is located, if I see it correctly, at the property boundary.

Question to the construction experts:
If the technical room of the house is attached to the garage - could this possibly affect the required distances to be maintained?

normal:
property boundary --> house 3 m minimum distance
property boundary --> garage no minimum distance
to my knowledge, however: if, for example, the garage roof is used as a terrace/balcony, the minimum distance of 3 m must be observed. Would this also apply to the technical room (not storage room) behind the garage? This question came to my mind first when reading the thread, as potential problems were being asked about.

Garage is on the boundary, correct. As I understand it, the technical room must keep 3m from the boundary. The "room" next to it that is drawn on the boundary must be removed and can only be designed as an overhang for wheelbarrow, grill, etc.

Basically, having the technical equipment outside the thermal envelope is not a good idea!

The heating system inside an adjacent garage – and thus in the setback area – will not receive approval. It should also be considered – provided the setback distances are observed – is a chimney flue planned for the house? If so, I would tend to consult the chimney sweep beforehand.

Ah ok - I just looked up the posted floor plan again. Double garage and the technical room are (on the house side) far enough apart (I assume that the second car needs its 3-4 m space for comfortable getting in and out). When the question came up for me, I had not yet seen the floor plan .

A fireplace is not planned. But the heating concept is also not finalized yet. I tend to go for a gas condensing boiler... I had to cut enough wood with my father as a child, so I have no desire for that today and buying it is too expensive for me.

What exactly does that mean in consequence if it lies outside the thermal envelope?
Then the heating is not in the garage either, right? Or how am I supposed to understand "attached garage"? It would be a separate room after all.
