I thank everyone for the answers and think that I will form my own opinion and possibly also prepare an overview of the various services of the construction companies so that they can be better compared.
You will get smarter with every conversation you have. I know from many interested parties that they sit in front of me with endlessly large Excel sheets during the conversation. Apparently, this helps them keep track. Although it is always funny for someone sitting face to face with this huge pile of paper when it comes to timing the moment when the interested party looks up
In the future, I will probably have to phrase my questions differently so that some people do not feel their honor or work attacked; that was never my intention.
You have - in case I am meant - neither offended my honor nor questioned my work; how could you? Please don’t worry about that! Surely, I also should not have answered so briefly and curtly, but rather — as is often the case — should have sent my answer to the trash; the past weeks have been quite stressful.
Basically, I wanted to express that a forum cannot assess a complete BB. Here, apart from a few obvious and some quiet experts, mostly laypeople are active. Except for the "mustard," as BeHaIJa so colloquially put it, you really cannot expect an answer. And comparatively small matters, such as the number of sockets, will surely become interesting for you later during selection, but should not be the decisive help for you up front to decide for or against a provider. Some reserves for extras should be planned in every budget.
What strikes me when reviewing the BB (as a small reparation for the "misuse" of your thread) is that, on the one hand — with 5 pages — it is much too sparse. What, from my point of view, is simply unacceptable is the careless listing of the owed service, like: "I will list what 'should' be included," but rather hold back on exact descriptions." It is clear that not every detail can be listed — after all, these are not tender documents from a tendering architect. However, for example, it is not acceptable that you are not even clear about whether 10, 20, or 30 cm of topsoil will be removed. Also, it is not clearly communicated that the transport of surplus soil will be at your expense; the three exclamation marks do not help here (they are at best an indication that a professional should ask more precisely and have, in my opinion, no place in a BB). Here the engineer (author of the BB) comes through who, for example, values the exact specification of the screed construction but otherwise assumes that the interested party blindly trusts him — perhaps by virtue of his training — (maybe he can, but who knows that at the start of negotiations?).
This pattern runs through all 19 points — I do not see that a layperson should be satisfied with this, since more questions remain open — explicitly regarding the heating trade — than are answered. Exemplary is the topic of tiles. €25.00 is not the worst but also not the world, as a pure material price; you should therefore set aside a budget for any upcharging. What is missing — and again from my point of view important for a building owner — is the question of tile formats. What size is owed as standard? If it goes badly, they can supply you with 10 x 10 cm tiles, and then it becomes really expensive. For comparison — our BB comprises 28 pages; it does not contain many pictures.
The BB should also provide information about the type of execution, for example, "according to applicable technical regulations" (or formulated similarly), that a soil survey must be provided by the client — and also include a reference to a possibly necessary chemical soil survey. Where are the details about warranty, safety, and much more? If the associated contract — in which these details can be found — is drafted similarly, then I would shudder in your place as a potential customer. Although an external expert office commissioned can also check these contents, they must — if contentious formulations stand out/important contents are missing — advise that a lawyer should be consulted. Legal advice in Germany is exclusively reserved for the advising professions.
The above is now just a quick excursus on the 5 pages; a detailed evaluation by a specialist would certainly bring to light a multiple of described paper! So if you are sure that the engineer behind this BB is the partner you trust, then seek external advice; such is available in many places in Saxony. Starting with the well-known associations, through self-employed construction experts, up to lawyers who specialize in construction-accompanying documents. If you are still searching, look at other BBs and start your Excel table. BBs cannot be compared 100% with each other; but in any case, you will develop a feel for where it is worthwhile to continue talking or not.
You must — again from my point of view — not fall into the mistaken assumption that "engineer to engineer" will manage the construction adventure. If push comes to shove — which, of course, no building owner wishes — only the written word counts
only. If it is missing, you do not legally have it either and will also be stuck with the court/lawyer costs; membership in a construction-related association or not

That is why it was initiated. If I look at all the threads on financing or floor plans, for example, I am impressed by the wealth of very good and well-founded advice (both from laypeople and bankers) to the respective OPs. But these are always questions about a concrete example. If, for example, you had asked: "Is the summary of owed service in the first paragraph of the BB sufficient," an avalanche of answers would have fallen on you (here I am absolutely sure) because every builder can contribute something on this topic that would certainly have helped you move forward.
So feel free and naturally continue to use the forum — and help yourself if you think you can answer a question — but please ask your questions in "bite-sized pieces"; then you will also get the hoped-for answers
