Did you find anything about the plot size? The last time I researched the page a bit more (which was quite some time ago), there was no information about plot sizes. I find that a bit funny when the purchase price largely results from the value of the land due to the location.

Just out of interest, I took a look at it. From the information on the website, without detailed construction service descriptions, it looks really good at first. And as for the prices, I have to say: For a city location, that's a bargain!
Well... it can't really be a bargain. I haven't been on site for a while to see if the first buyers have already moved in and how many houses have been built without buyers so far.
The plan back then was to sell all houses before construction started and the buyers could still configure quite a few things like floor plans and basements. Now there is already a note that configuration options will be limited due to the construction progress.
I personally doubt that the 2-3 available houses per category correspond to the truth. There have been times when there was no available house in certain categories.
They aren’t really selling the things well. And that despite the sought-after location and lack of alternatives in the immediate vicinity.
You have to consider that the sales started in times of low interest rates. Back then, people were searching here endlessly. The standard was to buy a plot contaminated with an existing property, tear it down, and build new.
In the end, the price is always determined by what the buyer is willing to pay. Initially, it doesn’t matter how expensive the creation costs were.
Of course, the seller can say that he does not want to forgo his planned profit. Then the question is how long the seller’s stamina lasts.

These are not absolutely unrealistic prices. But the unsold houses are slowly turning into dead stock.

Ratingen is not Düsseldorf... even if it’s just a stone’s throw away. Whoever values that has to admit in the end that they live in the Mettmann district and not in Düsseldorf. (Yes... ridiculous, but many place great importance on such things)
