If a family here has the free choice on the real estate market, then it's this one. You don't have to spoil that. Or are you a bit jealous?

Excuse me? The NEW CONSTRUCTION of a terraced house is supposed to be so much more ecological than building a new single-family house? Hardly. The sealing of the land is similarly dramatic. But you probably didn’t want to renovate an existing building either? That would be ecologically advisable from your point of view. But new construction doesn’t work with a clear conscience. That’s how it is, unfortunately.

Now don't be silly. Read the user first before you get personal. You don't pay for a renovation out of petty cash. I am referring to the user's data. And a property: if a property in need of renovation costs €700,000, you are probably dealing with a bit more. But yes, you are always right ;)

Of course, the terraced house is much more efficient than the detached single-family house. That does not mean that detached single-family houses should be banned, but doubting the higher efficiency of a terraced house is already absurd, almost like a religion...

However, I also see coal critically at the moment. 5,400 bad guys per month sounds like a lot.
I have that together with my wife as well, plus a company car with private use; in "good" months with a lot of foreign trips (expenses, overtime pay, bonus for field work) it's sometimes even more.
And I wouldn't dare to take on a rate beyond 2,000 EUR. There's simply too much left out when 2,500-3,000 big bills go every month just for the house.

If it's planned that the wife will also return to work, then it's a different story. But it will be difficult; I hardly believe that a senior physician goes home relaxed after 8 hours or 40 hours a week.

My comment is not about doubting that at all, but I was merely pointing out the hypocrisy in the post. Anyone who truly cares about the climate should not build a new terraced house but rather renovate existing buildings. Everything else is kind of like saying: We should all drive less, so I’ll just buy a Golf and not a Porsche. But both are harmful to the environment.

And HE alone has 5,400 net (+ shifts etc.). Plus 250€ child benefit, which is secure for the next 16.5 years. And a permanently employed partner who is currently not working but plans to start next year. 5,650€ minus a payment of 2,000€ (for which there is a 400k€ loan at top conditions on the equity) leaves a very modest 3,650€ as an absolute minimum for living expenses. So, a good third of the income goes towards a payment. Is that unhealthy? Only if the lifestyle is too high. If the partner perhaps works part-time, it gets even better. If another child comes along in between, the household income will temporarily fall back to then 5,900€ net. I would also like to be able to burn 3.5k every month ;-) I don't know your lifestyle, but if - with comparable income - over 3,000€ for living expenses is not enough for you, then maybe you should think about your luxury life and not assume that everyone else also splurges their cash so freely.
