I am in the minority here and mostly "pro townhouse"; The gardens only become nice after a few years. To be honest, I hardly ever really look out of the window from the upper floor. I raise and lower the roller shutters, open and close the curtains, open and close the windows. But I don't really sit there and look outside.

The children and oneself are probably well connected in a new housing development. Friendly communities form quickly.

The size of the garden is often overestimated regarding what the children do in the garden later. The children find other ways to entertain themselves when the garden is small. The size of the garden is underestimated when it comes to the work. Gardening takes time. Even if you "only" have lawn (not recommended, needs a lot of water and turns brown in summer). If you let the grass grow tall, then even a small garden looks impressively green and beautiful, but takes less work. You yourselves say that you are busy professionally and hardly have time. So what do you do with the garden then?

The homeowners' association at the garages in the townhouse is really trivial: they vote on whether to have LED lamps with these or those lumens, where the wall boxes should go and through which provider, which syndicate manages everything. Whoever wants gets involved. Whoever wants gets frustrated by the fact that he was outvoted on the LED lamps; The communal part when parking is really nothing to fear for the community. Just pay and that's it.

And an important reason for me: ecology and landscape do not allow everyone to build a house with a large garden and even space around it, just because one does not want to see "the people." I find that wrong in two respects to pass on to my children. I find living with a loose neighborhood community much better. But that is a matter of opinion.

I would not be discouraged by what is mentioned here as a deterrent example for a townhouse. And then you could even have the end house. That is a little nicer than a middle house. Go for it, I would say. Another advantage would be that you hardly have to take on debt. In addition, a townhouse can always be resold without problems. The demand is high and remains high, even in economically tight times. It looks different with detached houses (in our region there are plenty of "ferments" to buy, detached, big, lots of land, mostly in need of renovation. Nobody buys them).

I would also depend a lot on the location. Commuting, driving kids around, using the car for every little thing really costs time (and money) and in my opinion also quality of life.

Laugh... the next neighbors sit 6 meters to the left and right, and in terms of view we have more of each other than in a townhouse where everyone looks in one direction. It is certainly not lonely, unless you have a 3000 sqm plot somewhere in the forest.
But I always found it "cozy" in our terraced house as well. I have always liked row houses...
