If the second floor is not built in the ground floor, the building depth equals the width.

Hello everyone,
We are planning a city villa with a ground floor, first floor (without slants) and attic.
The above-mentioned text means that our house must therefore be as wide as it is long?
However, our floor plan is 9x11 meters... Do you know what kind of leniency there is?

And one more question:
We are building in a new development and buying a serviced plot. Are the street construction costs included there or do they come extra in the end? (Disadvantageous for a corner plot)

Thanks!!

I don't understand your question at all.. Is it about the development plan? Is it about the appearance? What leniency - from whom and why? ==> Tell me more. Normally they are included in the purchase price and possibly also shown there. But for a corner plot, the ongoing costs are always somewhat higher.

Hello, Yes exactly, this text is in the development plan stating that the building width must be equal to the building length if the 2nd full floor is not constructed in the attic. By leniency, I meant that you can't plan to be exactly the same length/width by a meter, could there possibly be a meter of leniency in the difference between length/width? OK silly question, but what exactly is more expensive for a corner plot? If the street has to be redone at some point... Anything else? Thanks :-)

Please speak in complete sentences – where does it say something like that?

Name the plan (without a link).

You have two misconceptions at once here: completed servicing does not necessarily mean billed development contributions; furthermore, you apparently assume billing based on fence meters (?).

I had to shorten it a bit because I used too many characters for the title. I attached the text from the development plan as an image. Um, so the price per sqm is 100 € developed per sqm. But now we are wondering if we should refrain from a corner plot because we have to pay twice as much for the street that still needs to be built there? We were not sure whether that has to be paid separately later or if it is included in the € per sqm. Thank you!

Umm, excuse me? The development plan is that, meaning the textual regulation.
