If the development plan is 20 years old, your construction project is not the first thing to be built there. How did the other owners solve that!?

No idea. Just covered the additional costs (dormers, front gable)? Many builders might not even realize that the BP causes additional costs. Not everyone has or sees a problem with the development plan. If you build with a basement, it looks different again.

Well, it's hardly worth discussing ... hopefully the architect will deal with that at the building authority ;)

I was simply thinking of a kind of exemption as is possible with the Energy Saving Ordinance §25. Why shouldn't something like that make sense with a BP as well? For example, the plinth, I understand it to mean that the entire house must stand on a plinth that is at least 0.5m high. What does that achieve? Or is it just a visual separation of the facade from the ground?

There is no exemption, but deviations from the development plan can certainly be obtained. However, it also specifically depends on what you intend to do, so you are already right with the architect.

But why did you buy the property if you are so bothered by the development plan?

Because the location is prime and I was not aware of that at the time of purchase. You only gain that knowledge when you deal with the matter ... and that takes time, which we did not have.

We have applied for a development plan amendment. I already explained this yesterday in another thread. However, I do not know how it looks in BW.

Despite the amendment or because we also slipped up, we had to go through the exemption procedure with our roof shape.

It just takes a bit longer, but if there is nothing against it, a lot is possible as a result.
