Can I build 2 full floors with the development plan?

With a width of 10 m, you can build at most like this. The 4 m and 8.5 m are adhered to. This means, the narrower, the steeper. With large dormers, you are also quite flexible on the upper floor. In my opinion, the 2/3 rule is not intended here, therefore #6 according to the development plan.

Is there a slope? You can also build with a 30-degree roof pitch, then the attic is less usable.

Exactly! This would be pushed to the absolute limit, and thus another dormer would be created in the roof. I just drew it before I read ’s post. Your desired city villa is not possible, as can already be seen from the 4 meters of the eaves height.
