Well, it doesn’t really matter. I can only say that in many respects I am not standard and I keep noticing that in this forum. But that’s okay. You just have to assert yourself against the usual opinion more often. But it will work out
I understand you and think it’s okay not to accept the general opinion but to try to realize your own ideas. However, I’ll give you a piece of advice: always put yourself in the other person’s shoes.
Especially the people at the LRA deal with building permits every day. Everyone wants to deviate somewhere and realize their own dream. If they approve that every time, then you can basically forget the development plan because then everyone builds whatever they want. So a balance has to be found between approving exceptions and adhering to the development plan.
I’m certainly no expert in the field, but I would have a professional (architect) talk to the LRA. They know the possibilities and can prepare the basics (e.g. other deviations from the building area) accordingly and discuss on equal footing with the people involved. Or how would you feel if a layperson came to you and tried to explain what is allowed and what is not?
And sometimes you unfortunately have to face reality. If all the houses in the development area have the same height or number of floors restrictions, it will be very unlikely that there will be deviations from that.
