Hello,

my wife and I were fortunately able to agree on a bungalow instead of a townhouse.

As a reference floor plan, we used the bungalow model "Bungalow 131" from Town & Country, as this seems to be the most suitable in terms of orientation and simple design.

We have an existing building on the property (site work and roof renovation in progress) that we would like to keep and continue using [living space | work | utility room].

Property: 1050m² (~22x43m)
Net floor area: 130.24 m²
Exterior dimensions of the house: 15.87 m x 9.50 m

Kitchen in the southeast
Living room southwest
Children's room in the west due to the evening sun
Bedroom, utility room, bathroom + guest bathroom with shower in the east

The car will not be parked in the yard/property. Possibly a carport on the access road to the property.

I am not sure if the kitchen and living room are oversized.

Best regards
Michael

The bathroom is poorly located - everyone has to go through the dirty area to get to the bathroom. Overall, I'm not a fan of the floor plan - but the mistake could be corrected by placing the bathroom between the utility room and the bedroom, and shifting the bedroom slightly to the left side of the plan. The floor plan still doesn't excite me - but if you like it. Overall, the thread belongs in the floor plan discussion, not here.

I like it compact. Draw in some furniture, then you will see discrepancies between spacious and cramped. Notes in the image

Could someone kindly move this?

: the idea was to have all "wet rooms" with wastewater relatively close together.
: the living room should remain open, there is no wall between the floorboards (just drawn to get the room dimensions)

Edit:
- A strip of light should be added in the kitchen. Since it is in the southeast, the kitchen actually cannot be dark.
- The guest WC includes a shower. The room is cut lengthwise, so it can't be reduced much

Now with furniture attached (B7) and also a plan with swapped bedroom/bathroom (B5)
