"Reference" for what? - do you rather mean a "basis as a replacement for a ground-up custom design"?

The "cheaper" the provider, the relatively more expensive special requests become, i.e. this provider is the least suitable for walls moved a lot compared to the original model if you actually wanted to build with them.


And now that there are two of you, wife and you, what do you agree on with the third party aka the development plan?

Many points have already been mentioned here. What would personally bother me, however, is the direction in which the doors open; some rooms need to be reconsidered. No one wants to open a door that swings into the middle of the room. In the WC room, the door hits the toilet, making a 90° opening impossible. In the kitchen, the door opens toward the hallway. Suggestion: Remove the door from the kitchen to the hallway so that the kitchen can only be accessed through the living room, thereby increasing the space for the guest bathroom and bathroom. I would also swap the positions of the bathroom and guest bathroom to provide more space for the main bathroom. In the bedroom, I see a lot of unused space; with the arrangement of the rooms and the available space, this should be planned properly in advance. You can never have enough storage space.

Thank you for your feedback. I will take another look at RoomSketcher and continue planning.

: Since the static structure itself remains and also the building's exterior dimensions, there is only a one-time architect fee of approximately €700. That means I can theoretically move the walls however I want.

Here is the basis:
- The idea was to mirror the whole so that the children's rooms face west
- Remove the office and add the freed-up space to the children's rooms
- However, access to the house must be from the west
- Orientation of the sketch is quite exact (left = south, bottom = east, top = west, right = north); another orientation is not possible due to the existing structure

Basically, I like this arrangement better, but you have now added an extra room and the children's rooms are tiny. In my opinion, it would be better to convert the guest room into a walk-in closet/storage room and thus create more usable space in the children's rooms by removing the wardrobes there and correspondingly reducing the size of the bedroom to enlarge the rooms. In the guest bathroom: swap the position of the toilet and shower, and you can thus narrow the width a bit. Or you put the bedroom and bathroom upstairs and Child1, Child2, utility room downstairs, so each child would have their own room, which does not have the size of a storage room.

Can you please submit all missing items and so on... how is one supposed to recognize the major errors if a site plan with existing structures is missing. The door correction is done at the end. There is no need to criticize a door if the room has not yet been defined. There is also no need to criticize a room if the positioning of the house has not been determined.
