How many square meters are possible for KFW40 turnkey with a budget of 150,000€?

Do I understand correctly? You want a house for 150,000 € including incidental construction costs and move-in ready (so floors and painting) and kitchen?

And that also with 4 rooms and a utility room?

If we deduct 2,000 € for the kitchen (I just saw an offer in the furniture brochure); that leaves 148,000 €; minus 35-40,000 € incidental construction costs. Let’s be optimistic and say it’s only 35,000 €, that leaves 113,000 €.

There are partly very cheap builders here, they manage the sqm for 1500 €. Then you would have 75 sqm; I would rather estimate 1750 €; then it’s only 65 sqm. In Japan 65 sqm would work well; with us that’s rather difficult.




You realize yourself that it’s still far too naive, right? The only help is to organize more money. Or a bargain house / leftover farm.

Yes; not in the construction cost; but in the overall budget you should not forget it. And also for some small things like mailboxes, lamps, etc. After all, you don’t want to live forever with Russian chandeliers.

As I have written somewhere before, here in the middle of nowhere it might be barely possible. House 100 sqm about 135000 and 15000 additional costs. But then without anything, concrete roof tiles, gas without underfloor heating, no shutters. No floors, etc. So really minimal standard. Where do you live? If you were to build the interior walls yourself, etc. maybe.

That's right, I have planned all that too, but I do not see it as incidental construction costs.

According to the profile, he is from NRW. And in NRW (even in a small village 100 km from the nearest larger city, you don't get anywhere near with the additional costs here). Even if you have someone in the family who owns an excavator.
