How many square meters are possible for KFW40 turnkey with a budget of 150,000€?

According to the profile, he is from NRW. And in NRW (even in some small town 100 km away from the nearest bigger city, you absolutely can't cover the additional costs here). Even if you have a relative who owns an excavator.

If the incidental building costs were not planned, they in my opinion come out of the mentioned budget.

But even if the incidental building costs are not included in the 150k, for a house with 4 rooms + technical room you really have to stretch extremely to make it come to 150k (including interior and kitchen)

I also think that NRW could be tight

- Construction site toilet :)
- Construction electricity/water
- Earth and foundation work
- Building permit
- Soil survey
- Surveying
- Possibly a structural engineer
- Connection costs for supply and disposal including construction cost subsidy, i.e. water, electricity, gas, wastewater, telephone.
- Possibly rainwater/infiltration system stuff
- Insurances
- Professional construction supervision

Everything else; so to no longer have to enter the house over Euro pallets, is for me the exterior work.

And regarding the architect, I assume it's an as-built report; meaning that is included in the price of the house.

So without a construction supervisor, 15000 are enough for me.

But with stormwater drainage and utility trench for suppliers carried out in-house.
