How could I estimate that?You can totally tell that you are still at the very beginning of your house search. You believe that, like with a TV, you can calmly and rationally choose the best offer. Everything is still very naive and sugar-coated. The reality is different.
You have to commit to a good house within one day, otherwise someone else will buy it. And even if you like a house, it doesn’t mean you will get the deal. Your dream house can slip away from you multiple times in a row. That’s the reality.
Without making compromises, there is no house. Or you build exactly what you want yourself, which answers your question about new construction.
