Hello. Many thanks for the detailed answer.
We have already been to the bank but that was 2 years ago when property prices looked different. Currently, we would like to apply for a plot and would like to have an approximate idea so we can present it to the bank regarding how much we should roughly calculate. Could you also give me information about approximately how much a basement costs? Location would be in Neutraubling.
Best regards, Bettina

The question "how do I proceed" is not just a matter of price. Before the price comes the question "How do I actually want to live?". This is the reference for what you want to buy and determines the price. Then the obligatory coordination round between desire and price begins. A roof shape or any visual house component has nothing to do with the "how." Here it is about describing what you like to do, how you communicate, when and on what occasions you like to come together or need to retreat...

Bettina, just use the search method here. Basements range from one price to another. Without knowing your needs, nothing reliable can be said here.

With an existing home "just around the corner," I can't understand where the uncertainty about the regional price level comes from. Kern-Haus is especially strong in cube houses, so good price examples should be available there.

A flat roof is only expensive if it is supposed to be watertight *SCNR* The cheapest are shed roofs. If they cannot span freely and need support in the middle of the rafter length, this support can be designed as a central purlin, behind which the roof pitch is inverted – then the result is called a gable roof. The most cost-effective roof pitch (as shed/gable) is then about 22° pitch: at that angle you already have tiles or concrete roof tiles as options in addition to metal sheets, and trusses as brace structures still have a moderate height.
