That can't be true if it is dug frost-free (if done professionally), gravel is applied, and everything is tamped and leveled. If you do it yourself, you will probably forego the frost-free and professional foundation due to lack of equipment, handle it more simply, and then you will just have to live with that drawback. To assume something... just ask the builder and another landscaping company in the town. Nothing is free. And especially the terrace attached to the house should be done professionally. Everything else, like splash protection or small paths, can be done well by yourself.

so it's just an old misconception that the terrace will sink over time in a new build (with a basement)? if everything is done by professional companies

Where did you get that from? I don’t know of any sunken terrace! - not even in our new housing development. And I have been living here for several years...

I have heard from several acquaintances that when the holes around the cellar are filled up, the soil initially has to settle and as a result there can still be changes in the height, and part of the terrace, for example, can sink. The same also applies to the paving in front of the house and garage driveway. It should only be a problem during the initial period.

Yes, that's true, but pavement is driven over by 2 tons of cars. Certainly, it settles over time and there are ruts. But [Terrasse]? Rather not.
