If you tend towards the heat pump, you now have to optimize the heating surfaces. Radiators don't fit here. Maximum low-temperature radiators, but also consider the costs. You can also implement wall or ceiling heating. It's just a question of cost or time.

By the way, I don't see the 150k€ with your plan, provided you also want to do the essential energy improvements. This necessarily includes the windows and the roof or top floor ceiling. With the windows, you might possibly consider glass replacement.
What rarely pays off financially is insulation of the facade. I would do it anyway, but purely from a financial standpoint, it rarely makes sense.

Mold does not arise from insulation or too good windows, but due to incorrect heating and ventilation behavior. Often when replacing leaky, drafty windows.

First, keep the appointment. Take many photos. Water and electricity connections, fuse box, windows (often the construction year or U-value is indicated in the frame or between the panes), attic, etc. And get the correct building plans including descriptions and structural analysis.

A renovation project often means good location, large plot, beautiful garden. And very often compromises in the floor plan. It’s the same for me. We are four people, about 140 sqm over two full floors with 4 nice bedrooms and sufficient living/dining area. However, by today’s standards, the kitchen and bathroom would be criticized because of their small size. For us, it worked.

In a house from 1987, usually nothing is energetically 'necessary'.
The roof or top floor ceiling must already be insulated; whether the windows need to be replaced depends on what was installed back then or if they have already been replaced.
If he spares himself the staircase, in my opinion he doesn't even need the 150k for the house.

Yes, the 5cm of settled wool in the roof is of course great. And the standard for the windows was a Ug of 3.0. Only in the early 90s did insulating glazing become widespread. And please continue reading and don’t just pick one sentence out of context!

I should have put "small" in quotation marks. Just a little further away there was a small construction area a year ago, right next to exactly this high-voltage power line. Plots 30 m away from it. For this reason, we decided not to even apply for one.
