Well, if the house is, as written, 'well maintained,' I first consider the approach of planning a complete energy renovation not to be promising.
The windows have probably been replaced once, as long as there is some insulation in the roof, one can live with it for now.
You have to look at everything and assess calmly; blindly just swapping and insulating is not a good idea.

Just as I wrote in post #2... And NO, some insulation in the attic or top floor ceiling is NOT enough. This is where the most energy is lost. Especially not when this insulation can be relatively easily and cheaply improved.

The house is exactly at the age where renovation slowly begins, think carefully about it and seek advice from a professional.

The house is 30 years old and thus exactly in the middle between new and complete renovation. Either you can more or less live with the current condition, or you have to be willing to spend the necessary money on unnecessary changes.

Especially a topic like the staircase... I can only shake my head. Ridiculous costs. There will probably be radiators because the underfloor heating is not sufficient. Changes here are extremely expensive, as facade insulation and/or a completely new floor structure become necessary if you want to eliminate the radiators.

You should also say goodbye to major floor plan changes. The wall between the kitchen and living room: Are you sure that the chimney shaft is in front of the wall and not part of a load-bearing wall?? If that is the case, then it is difficult to install a steel beam without removing the entire chimney shaft.

€150,000 can be spent very quickly and then it won’t even be enough.
