In the upper floor, as far as can be seen, the staircase and hallway do not fit together properly.

And, what I also don't like, the pivot point of the staircase is always the living area .. no peace on the sofa ... and that with 4 teenage children.

Master bedroom - the bed position will be too tight. The bathrooms are overloaded and have rather mini showers. Walk-in closet with 175 cm width is not enough for 2 rows of wardrobes.

What I am missing is the proper site plan with elevation points and neighboring plots ... also regarding the driveways etc. What about the garage in the north?

I would not include the 2 rental apartments either. As I see it, the tenants wouldn't even have a cellar space or something ... what about their bicycles, suitcases, etc.? This is not well thought out. The house could then be smaller in footprint and you can plan, for example, the basement with office/guest/laundry/technical room, ground floor with cooking/dining/living/parents and attic then with children.

Thank you very much for the many (partly painful) but incredibly valuable comments. We will probably now actually paint the upper granny flat, so the attic including the roof terrace will be dropped. Fortunately, we did not buy an insanely expensive plot, as was partly suggested, and fully rely on the "co-financing" by the tenants; we still have full freedom. The idea only arose from the thought of utilizing the possibilities of the plot with the separate access/driveway from above.

My wife and I will now "go into retreat" and rethink everything once again. We will go through your suggestions in detail and incorporate them into our considerations. We will then post completely new plans; maybe we will also start a new thread?

In the meantime, of course, we will continue to read this thread (and also the thread 11ant you recommended) with great interest. So if you have any further suggestions, please write them in.

Yes, at Arifas there are five children and their practice, but the property situation is very similar.

Hello everyone,

okay, we have returned from our exam. You are right; we are cancelling the upper granny flat and thus the entire attic!

The garage and the parking space above (in the north) also do not need to be built. Instead, we have increased the knee wall in the upper floor (which is now somehow the attic) from 150 cm to 200 cm, so that we have windows on the side and not everywhere sloping ceilings in the upper floor.

We have also taken the other suggestions seriously and mostly implemented them. Please take another look, we are curious about more ideas (and also your criticism, if necessary).

Do you have any ideas what we can do with the northern part of the plot now? We have installed a door from the bedroom in the upper floor into this garden area. Of course, we no longer need a wall in the garden, but can terrace and green the 3-meter height difference. Maybe we will also build a slide there for the children or something.

Is it really the case that you are not allowed to build a green-roofed garage right at the property boundary?

Can I use the rear part of the left garage as a small cellar for the granny flat, or will we have moisture problems since it is underground?
