The question of what fantastic assets are supposed to be built in here is absolutely serious.


About forty-something of the proposals made in the thread I linked are from Katja and as conceptual suggestions can all be transferred here. It is more than just borderline cheeky to pretend that Katja contributes too little creativity here.


Not a word. Kerstin and I tried to make clear that it is simply absurd to place the top edge of the knee wall right at a height where you would naturally want to look through windows.


That would not only look like the ugly brother of Harry Hirsch and have a counterproductive effect on the spatial feeling (felt no longer like a high knee wall but rather a sloping cavity under the ceiling edge). Moreover, I don’t understand the benefit of this measure for the setback distances: these are usually determined by wall heights / eave heights; and recessing setback floors are occasionally included proportionally depending on the extent of their setback. That more wall height should lead to less distance would be new to me at least – although I don’t know the signs of the local statutes.

Where is the official access to your property?

Via the private road or in the north where the parking spaces for the DG apartment are located

Okay, I have found my mistake myself in the meantime. The roof counts as one third towards the calculation of the setback distance (in my case 318 cm), but not the entire attic floor. That counts fully. So it’s no use to start the roof slope already in the upper floor.

Below via the private road. The access in the north would only be for an upper granny flat, which has now been cancelled for many reasons. The garage and the parking space in the north are also omitted.

The upper granny flat is long gone. If you had followed the thread or looked at the current plans you would have seen that.
We want to rent out the lower granny flat and maybe/probably house an au-pair girl there in a few years. It’s no secret, no problem.

Of course. It was already answered directly in the first post. But since the upper granny flat has now been cancelled, we have a bit less budget now, I estimate around 750,000.
