Other wishes/special features/daily routine, also reasons why this or that should not be:

    [*]Ground-level family access through the garage via a ramp into the basement. Guest entrance on the right to the ground floor.
    [*]Access for granny flat 1 directly into the attic via an outside staircase. This unit has a separate access from above (north) with garage and parking space (see overview plan)
    [*]Granny flat 2 with direct access via the private road into the basement and garage on the left at the property boundary
    [*]Since we are a large family, laundry is currently constantly in the living room. This should change, hence a generous utility room (with marked ironing board) on the ground floor and an additional ventilation system?
    [*]The private road is used only by us and one further adjoining plot. There are quite a few trees all around, so there is not really a view.
    [*]Large glass sliding doors from the dining room to the terrace/garden.
    [*]Good sound insulation between attic/upper floor and ground floor/basement


House Design
Who designed it: Do-it-Yourself
What do you especially like? Why? Plot with significant slope, yet a level garden on the garages. Granny flat 1 with separate access from above.
Personal price limit for the house, including equipment: 1 million EUR in a larger city in Bavaria
Preferred heating technology: Heat pump with photovoltaics on the roof surface facing southwest
If you have to do without, which details/extensions could you forgo: Gable windows in the attic
Why is the design as it is now? We want to use the (expensive) plot as efficiently as possible
What is the most important/basic question about the floor plan in 130 characters? Where are mistakes? Suggestions for improvement? Is the water pipe situation to the bathrooms and kitchens sufficient or do I need to redesign it?
Unfortunately, I can’t properly draw the terrain in this architectural program. If needed, I can scan a section drawing to make it clearer. The garden on the left of the house and above the house with the outside staircase will certainly be designed quite differently. So far, no lawn area is drawn in either.

Are you allowed to build that big? I'm not quite sure about the floor area ratio.

Do you really want to have tenants below and above you? What happens if there are rent dodgers in an apartment? Apartment in need of renovation, no rent payments for months. Where is your private garden? The south side is full with private path, parking space.

Basement apartment Below I would paint the door between the mini bathroom and bedroom. I find two entrances impractical. The children's shoes and jackets are always at the other entrance. - They will probably use the front door the most. A few measurements are missing. Try drawing the furniture to scale in your plans. For example, the dining table with occupied chairs - it will be very tight. The sofa looks quite small. Direct terrace access from the kitchen is more important than from the living room. Coffee on the terrace, grilling, the kids want a drink, everything goes through the kitchen. Upstairs apartment I would plan the entrance on the side over yours, so you have the garden at the back for yourselves.

    [*]Floor area ratio: I come to 387 m², that should be just enough (I think)
    [*]Tenants who disappear without paying rent are indeed a risk..
    [*]The private garden is planned on top of the garages, apparently this was not quite clear in the plans. The garden should then extend up to the retaining wall (this can be seen quite well on the 3D image "South"). That is why the basement level is also 50 cm higher than that of the garages, so that we can have such a soil cover over the garages and still have ground-level access to the garden.
    [*]I will take another look at the small bathroom downstairs, it might indeed be a bit tight with the two doors..
    [*]2 entrances: We will only use the lower entrance through the garages anyway. The upper entrance is only for visitors. This is a compromise, as we definitely need ground-level access with the small children, which is not so easy on the hillside.
    [*]I will measure the dining table. The sofa is only a demo sofa from the program. I still have to measure our current furniture. Perhaps there will also be some money left for a new, larger sectional sofa.
    [*]Direct access from the kitchen to the terrace is a good idea, I will think about that again..
    [*]Upstairs granny flat: The garden at the back/top is intended for the upper granny flat. We do not want to go there ourselves. Maybe we will also add soil so that they can access the top floor directly without stairs and use the garden. The slope should be sufficient for that as well. Of course, then the master bedroom on the upper floor no longer has a proper window, but only a shaft with a window..

Don't you dare plan your bedroom with a light well

The entrance below makes sense to me. Only if the children's friends are at the door and the doorbell rings, it probably doesn't go through the garage first
Or on days like today, when going out to the terrace

Are you allowed to build an apartment building in your residential area? For example, in our area only single-family houses with one granny flat are permitted.

Why even 2 ELWs?

As has been explained here several times, this is not necessarily a good form of "co-financing."
You are already a large family – do you really want to have two other families around you?

Personally, that would be too much of a burden for me.
