House costs per KFW level per m²

I have not compared current prices yet, as we did not receive the contract last year. Last year, we decided against committing to a Kfw 40 construction project because KFW 55 is actually sufficient for us. The question now is whether one can say spontaneously that a KFW 40 house costs, for example, €40,000 more than a KFW 55 house or something similar. Whether there are optimal combinations is something to be weighed up next. The application phase will only start again in September/October, and we just want to prepare for it.

The plots are all level (possibly a depression to be filled) and we want to build 2 full floors of about 140-150 m² there. Exact floor plans or similar do not exist at all yet, as we want to plan that only after acquiring the plot.

In Brandenburg, I would currently assume 2,500 €/sqm for KfW 55 with a bit of extra features. Then you're on the safe side.

Depends a lot on the general contractor. In the end, we built with one that does not even offer Kfw 55. His standard is KFW40/Passive house. The price per square meter was quite similar to 2 prefabricated house providers in KFW 55.

There are building areas where passive house standards must be built. When we built, our general contractor had projects in such building areas. I find that crap... Just another form of "we don't want you."

maybe you are just not so familiar with the timber frame caliber ;)? For us (timber frame with mineral wool) the additional costs were even lower: better WLG for walls and roof = approx. €2,100 better glass package = approx. €1,000 detailed thermal bridge calculation = approx. €500 Besides, on the ground floor the insulation underneath the underfloor heating had to be 4 cm thicker. Since this item got lost under the plumbing/heating trade, I don’t have an individual price... but it probably wasn’t much either. The thermal bridgecalculation is the real secret trick – with timber frame it can even be negative, which compared to the flat rate brings significant improvements.

For the sake of order, it should be mentioned that the standard of our house builder was probably already better than KfW55, which is why our above-mentioned measures were really manageable. Of course, I realize that here we are partly talking about theoretical paper tigers that do not necessarily affect energy demand in practice. But that’s not the point—it’s about the question of how gets the bonus points for the plot. And at least if timber frame is an option, KfW40 is no particular challenge.

Am I right in understanding that as unsuccessful applicants from last year's lottery round you a) are not automatically set as participants in the new lottery and/or b) can now newly decide whether you want to throw KfW40 bonus points into the balance?; is it basically about the same plots or are different plots also lotteryed for KfW40 than "without"? For timber "frame" construction, KfW40 is realized differently than with masonry houses: the thermal insulation is integrated, and if it is to be implemented thicker than otherwise, then thicker "studs" are used, but the wood remains the same. With masonry houses the operation is more complex, for the additional ETICS often a different brick is used than if it were built monolithically. For the general contractor this means more rethinking, many do not like to do this and charge accordingly hefty surcharges for the upgrade. The extent of the price difference is therefore significantly influenced also by the pricing policy of the provider.
