Sure, which is why here mainly the stud fans :rolleyes: talk about an uncomplicated undertaking. For example, we always planned with an installation layer. This was then simply quickly insulated as well and suddenly it was 20+6cm mineral wool plus 6cm plaster base = U-value 0.13. If we had planned only with 18cm studs and no installation layer (which would have been sufficient for KfW55), the additional costs would of course have been higher. Overall, I found the additional costs manageable and would therefore boldly include the KfW40 points when bidding for the plot.

We are not entered in the new round, but we received 2 points for the rejection. There are now about 60 additional plots. The whole thing is a large new development area with several stages. Next year is the last acquisition stage with about 50 more plots.

We do not simply want to build KfW 40 now, even though we cannot afford it.

You seem to be an honest person and I don't want to lead you astray... but what if you apply with [KfW40-Bonus] and later actually find out that it is not affordable?

Then there is a contractual penalty. I cannot tell you specifically what it looks like or the property will be taken back.

That means/would mean in reverse, you have to know now how expensive the plot + house can/should/may be… :rolleyes: (that would be ridiculous). If you really want to build, get a plot, asap, otherwise you'll still be asking about square meter prices for the KfW levels in 2030…

Who knows how construction costs, funding guidelines, inflation, interest rates, etc. will develop? What if Construction Minister Hofreiter bans new single-family homes?

I really can't imagine that a social points system is intended for you to bear all risks without limitation. If things really got tough and you say, "We have been citizens of this region for many years and want to build and stay here, but unfortunately KfW40 is no longer feasible. We really wanted to, but since applying for the plot, it has become far too expensive for us. We donate 1,000€ to the kindergarten, but please let us out of this obligation." then they won't come down hard on you, will they? And if they do, come to us in Sauerland... people here are still decent ;)
