House construction still realistic despite rising interest rates / construction costs?

We have submitted all documents and are waiting for feedback from Allianz (They allegedly need until July, hopefully there will be no rejection then! 30 years fixed interest because we also haven’t found anything cheaper for 15-20 years. Nominal interest rate 2.46% (2.50% effective) with 30 years fixed nominal interest. The offer is dated 28.04.2022.

I'm keeping my fingers crossed for you. What equity ratio do you have? 2.5% for 30 years is a great offer.

The loan-to-value ratio is just under 70%, so a little over 30% equity. (~250k on 700k total costs). The offer is only valid for kfw40+ as I was told by Interhyp.

We also had over 30% equity capital (land; €150,000 on under €650,000). MBS made the best offer: 10 years at 0.96%. For 15 years it would be 1.41%. That’s why I find the offer surprisingly good.

And we finalized the financing at the end of last year :-)

Uff. Until July is tough. Do you have any other irons in the fire? We also had our preferred offer but meanwhile inquired at two other banks. None of them had such a long processing time. With one, however, we had the case that we had submitted everything to secure the conditions, but in the end they came back with "our assessment yielded something different - therefore we would love to finance you, but it will be X percent more expensive." I found that cheeky and a bit unprofessional – to me, that sounded like a flimsy excuse to pass the weekly changing conditions onto us. With a processing time until July, I wouldn’t feel comfortable, because if then there is a rejection – or such a "price increase" like with one of the banks we inquired with, interest rates elsewhere will probably already be higher again.

You already know now with whom you definitely will not conclude the financing! It's a joke of "arrogance."
