I agree. If maintaining the cellar does not completely exceed the budget, definitely keep it! It is simply a great way to store certain items (food, wine, etc.) without taking up space in the actual house

So then.. The first architect was here. He first gets the floor plans from the municipality... Because we have boundary development with a neighbor. We would like to have a piece of land from them. And raises the question about demolishing the old house. Then we’ll see further.. Whether we come to an agreement. I have another question about the fee payment, once a contract is signed... Since we want to include a specialist planner for the heating, that should normally be calculated separately. Should the architect contract be briefly reviewed? So that nothing is billed twice or one is subjected to total arbitrariness? Thanks

You mean the site plan?

If he is now active, even if it is only "obtaining from the municipality," he already has an oral contract. Watch out that it doesn’t become a unilateral case in terms of the HOAI that you don’t want. But I’m not so knowledgeable there.

Thank you .. Yes exactly the site plan ... Because it is a bit tricky with the boundary development and the property is quite irregular. Just a hillside location.. No, we agreed on it that way. Moreover, the architect will only start working once we have the property transfer from the neighbor finalized. It was a formal information meeting and if it should work out that way, we would be invited to a consultation meeting.

There are always approximate values of construction costs floating around ... about 2000 euros per m2 of living space, for example. Is this price set if you have everything done by companies for a turnkey house in the upper-class range? So not luxury but also no standard fittings, switches, doors, etc.? Do you think you can "earn back" a small basement through personal work for a 125 m² house? For 125 m² from the base plate, it would be 250,000 euros. If you now want a basement for about 35,000 euros... would you still somehow end up at 250,000 euros if you do the electrical installation, underfloor heating installation, sanitary pipe installation, etc. yourself? Or is that very optimistic? Thank you
