House construction planned, what sums must one reckon with today?

Hello everyone,

I would need a rough estimate in advance of what we would have to expect for a future house.

In our former place of residence in the countryside, building plots will soon be developed.
Due to the current situation, almost all reserved building plots have of course become available again.

We have an appointment shortly to discuss the building plots.
All are between 500-650 sqm in size and are supposed to cost between €160-180, which is already a lot for the place of residence.

Is it still possible to negotiate prices or are the municipalities stubborn here?
The idea would be that we even buy two plots to come to about 1000 sqm.

The plot would be purchased without taking out a loan.

What are the current prices for a single-family house with 2 full floors and a basement in upscale fittings?

Since I am currently self-employed, the income is very fluctuating.
The business is also supposed to be relocated to the basement.
Of course, this still has to be coordinated with the municipality whether this is permitted.

It is an online shop with pre-tax profits of currently €400,000 annually.

Maybe you can give me a little outlook on the upcoming project.

Approximately 3000 euros per square meter if you have almost everything done. But it can be significantly cheaper with your own work. I am at about 1300 euros myself.

Even 500 sqm is well above average by today’s standards, and I don’t believe there will be a purchase opportunity for two plots at once. Firstly, this usually conflicts with the goals (and municipal fiscal possibilities) of the communities, and secondly the plot sizes don’t come out of nowhere. So assume that the municipality is not interested in enabling you to have a double portion plot. Price-wise, the mayor’s hands are tied as well; the prices asked are already a political result, and only in a one-party village without opposition would there be no resistance (but still within a possible range). "Online shop" can mean so many things, from dropshipping to you alone causing the neighbors to have seven delivery vans per day. The profit suggests you might soon need staff – so keep in mind the applicability of workplace regulations even in basements (and that this can cause basement rents to reach full above-ground price levels). However, a non-disturbing business and also a sole proprietorship can be candidates for locating in a commercial area (where your company manager apartment would depend on the permanent continuation of self-employment), and then you could talk about price concessions regarding the plot. "From-to" – with a rough benchmark of three thousand per square meter. If we understand "upscale fittings" the same way, you can check out Viebrockhaus / Gussek Haus / Weberhaus and the like (construction type does not matter) to see what price expectations they have. You won’t come out significantly differently with local builders. Also, construction costs between "one-and-a-half-story houses" and "city villas" are practically identical. Thank you for the detailed answer.
I hadn’t considered that. I rather assumed the community would be happy to sell the plots to a man/woman.

Staff won’t be coming. Everything will be handled by the family.
And if it comes to that, a storage facility will be built somewhere.
But it’s best to discuss that with the responsible authority.
Living in the industrial area wouldn’t be a dream now...

The business is currently also carried out in the same community in a residential area (parents’ house).

I’m curious what will come out of the talks.
I can well imagine 200 sqm with a cellar.

600,000€ would still be conceivable without the plot, maybe even 800,000€.

I listened with half an ear to an interview today with a board member of the Architects' Chamber. He said that the current normal standard, which could be built for 2500 euros per square meter in rural areas until 2021, is now at 3000 euros per square meter. For 2023, increases of up to 20% are expected, depending on tariff negotiations and the development of inflation, etc. For a higher standard, I would currently rather expect around 3500 euros per square meter, especially in Bavaria.
