I don't find that so expensive at all. We are paying about 400,000, approximately 130sqm, without a basement, without any own contribution, only according to the Building Energy Act and without any special features (not even high ceilings), with textured wallpaper on the walls, here in the Leipzig district.

Which district is that in BY?

I don't see that for 650K.

Tell me what you mean by a lot of own work? List the individual trades and what you want to do yourself in EL.

Don't rely too much on the help of one person in your planning, that can go badly wrong. An injury (a slipped disc happens very quickly) or illness and your plan falls apart.

The own contribution you listed is "a joke" if it is meant seriously in terms of calculation. Don’t expect that Q3 or 4 with fleece can already be included in your tight budget, so that will be additional anyway. Plan separately: laying tiles (included in floors?), drywall, roof truss insulation, not only electrical planning but also cable laying. A separate electrical planning is usually not done for a single-family house anyway, unless you want a complicated house, then the system integrator (the unicorn) does it for an extra 35-50K. Otherwise, the electrician does it (that’s how we’ve always done it / conventional). Exterior facilities (garden and landscaping construction)? With own contribution 15-20K, otherwise rather 40-50 for the plot. Despite all that: Everything is possible if you get building materials cheaply and want to provide 2 years of own contribution. You just have to know that beforehand. P.S. My brother-in-law is a TGA planner. In the sanitary sector at the moment you can often only order. Neither delivery time nor price are certain beforehand! :oops: Price increases in this area on average about 20%, but also trade outliers with 40 - 150% :eek:

Even that is tight and does not allow for extravagant leaps (depending on requirements).

We alone have already spent 10K€ just on material costs for the terrace and have installed everything with EL. Tool rental (excavator, wheel loader, vibrating plate, etc.) also consumes a lot of money, and the materials you cover (gravel, frost protection, sand, formwork stones, concrete) are not free either.



that's why I also asked for a detailed list of the desired EL. Without it, you can't estimate the budget. But even with massive EL, I no longer see 650K for 200sqm + basement + garage.
