Despite current cancellation waves, building plots remain finite, which is due not least to the increasingly complicated procedures for building land approvals and plan preparations. Municipalities therefore still cannot give away building land reserves cheaply and, above all, act in an economically cautious way as building land developers, always tense under the Damocles sword. What they want is to develop the areas quickly. Currently, this means dividing many areas into two construction phases in order to also handle it at the development level this way. I wouldn't want to swap places with any mayor right now.

200 sqm (including basement) is not small either. I would not fully exploit a budget of that size. I interpret "1992" as your year of birth; in another thread you mentioned a girlfriend but, I believe, no children yet, so keep an eye on the property ladder.
I overheard an interview today with a presidium member of the Architects' Chamber. He mentioned that the current standard, which could be built in rural areas for 2,500 euros per square meter until 2021, now costs 3,000 euros per square meter. For 2023, increases of up to 20% are expected depending on collective agreements and inflation development, etc. For higher standards, I would currently reckon more with 3,500 euros per square meter, especially in Bavaria.
I could imagine that such a chamber presidium member belongs to the type " warns" architects just to be on the safe side. At the moment I expect rather very moderate increases in construction prices and frankly fear that I will have to partially shift my professional time capacity from my job as a construction consultant into volunteer work as a debt counselor (less for builders, more for craftsmen and small general contractors).
Since I have no experience with how the municipality acts here, it is hard to assess.
As far as I "know" you so far, an outsourcing of logistics from the private sphere seems advisable to me. Telephone/fax/PC can still be located in the house.
